I'm not a licensed agent or property manager, not a wholesaler, don't have turnkey properties to sell you and I'm not a contractor - so I have nothing to gain or lose from the advice I give you.
I’ll inspect the property as if I were buying it, generate a report for you that includes all estimated project costs, provide a neighborhood/After Repaired Value price opinion (including estimated rent range) and review with you during a 30-45 minute phone call. I usually also provide a property specific advice (e g the countertops don’t need to be replaced if you are renting) and can help with contractor references.
Desktop Property Reviews - $149
Send me pictures, measurements and your repair list for any property – I’ll help you determine the right offer price and be an unbiased “second set of eyes.” Don’t rely solely on people who will benefit when you buy for advice. Includes lifetime access to the Home Remodeling Cost Calculator.
Project Management - 5% - 10% based on repair costs
I can manage your entire renovation project including lining up contractors, handling materials deliveries, handling city inspections and coordinating with agents or property managers…..or just provide local oversight to your project to make sure it stays on track and you get updates on what’s actually happening (or not happening). Provide progress reports at least 2-3 times per week.
Ongoing Inspection or Repair Evaluation - $79 - $149 depending on service
Drive-by only or full inspection with pictures. Unbiased evaluation of repair bids submitted on properties you’re holding. Does this work really need to be done? Is the contractor’s bid reasonable? Pictures to document condition, list of any repairs needed + estimated cost and rent opinion provided. Also can be used as progress check for any major project. Save travel costs and keep your property manager honest.
